Mortgage loan

Turn your dream home into reality with CalBank Mortgage.

  • Debt burden: Not more than 45% of net income and other exposures. 
  • Loan to value: Up to 80% of the value of property. 
  • Locations: Greater Accra and its environs, Greater Kumasi and its environs and Sekondi-Takoradi metropolis 
  • Loan repayment is by annuity, with the same amount paid every month.
  • Access to dedicated relation officers to handle all activities in relation to mortgage facility.

  • Applicant should be in active service and should fall between the ages of 18 – 53 years.  
  • The minimum net remuneration or disposable income is GHS3,000. 
  • Salary must be domiciled with CalBank for at least one (1) month with a six (6) month bank statement from previous bank 
  • Applicant must  complete and sign CalBank mortgage application form 
  • Sales and purchase agreement from real estate developer or vendor.

Indentification

  • 1 passport-sized photo (1 each for joint applicants) 
  • Valid national identification: Ghana Card only (resident Ghanaians) and passport and residence permit (for non-resident Ghanaians) 
  • Utility bill required for address confirmation 

Income Verification

  • Confirmation of income and employment from employers 
  • Current six (6) month payslips (for new-to-bank) customer 
  • Bank statements showing salary payments for six (6) months for resident Ghanaians and 12 months for non-resident Ghanaians.

Credit History 

  • Credit report from either Experian, Equifax, TransUnion or Schufa is required for non-resident Ghanaians.

Down Payment

  • Equity contribution of up to 30% for home purchase mortgages  

Other Documents

  • Valuation report (to be done by CalBank recommended valuers) and favourable search report.  
  • Proof of developer having registered title to the property. 
  • Clear Land Title documents with copies of site plan. 
  • If non-resident Ghanaian, attach contract, work permit and residence permit 

Pre-disbursement Conditions

  • Payments will be directly made to the developer. 
  • Developer to undertake that deed of assignment will be exchanged at the point of disbursement 
  • Evidence of life insurance policy with bank noted as loss payee

Post-disbursement Conditions

  • Insurance of property with bank noted as loss payee. 
  • Ground rent and property rate (where applicable)

Security 

  • Mortgage over property to be purchased. 
  • Personal guarantee of applicant.
